In some suburban communities, that concern over transparency has turned up the dial on an already tense year and motivated residents to run for office.

This is the case in South Whitehall Township, where the history of the 2019 primary is repeating itself; in Upper Mount Bethel Township, the site of the East Coast’s largest proposed industrial park; and to an extent in Upper Macungie Township, where a longtime citizen advocate frustrated by warehouse development is making the leap for public office.

Sunny Ghai, 54, is a procurement director for a flexible packaging company in Bucks County who took a familiar path in attending his first municipal meeting in 2014 — opposition to a controversial warehouse proposed near his Upper Macungie Township home. But his interest didn't end with that project. The Parkland High School grad used the opportunity to catapult onto the township Planning Commission. Ghai is the subject of this week's Q&A.

Request to increase Upper Macungie warehouse’s height to about 14 stories comes up short

Sunny Ghai, a nearby resident and chairman of the township’s Good Neighbor Coalition, said the proposal was not fair to the residents who live nearby, many in pricey homes.

“Yes we knew [the zoning was] light industrial but who would have expected a 135-foot silo?” he asked.

Upper Macungie resident calls for supervisors to take more control over warehouse development

Sunny Ghai, a nearby resident and chairman of the township’s Good Neighbor Coalition, said supervisors need to be more proactive when developers’ appeals come before the zoners. He also called for a review of the composition of the current zoning board and replace members whose views do not align with their own.

Upper Macungie residents decry trucking facility

Ghai said there have been 29 accidents at Ambassador and Mill roads in the recent past, in addition to numerous others on the "curvy and hilly stretch of road between Hilltop and Hickory and between Hickory and Snowdrift roads, including a fatal motorcycle accident."

"Local residents already experience extensive traffic delays on Tilghman Street where the road goes from four-lane to two-lane just prior to Snowdrift and continues the rest of the way to Route 100. This conversion is already a safety hazard and additional truck traffic will only make the problem worse," he said.

Ghai spoke further about unsafe roads and the negative effect on the character of the neighborhood and on the neighbors' quality of life.

Board members appeared sympathetic to the residents. Vice Chairman Samir Ashmar said when he read the zoning hearing transcript that it was clear that comments from residents who attended were cut off at a certain point by Blake Marles, who represented Old Dominion.
